Low Maintenance, High Satisfaction Lifestyles at Craig Ranch

Family. Career. Social activities. Recreation. Volunteer service. Personal development. These are all high priorities in our culture—and they take time and effort. For most of us, household chores and maintenance are way down on our list of things we want to spend time on. It is this clarity of values that is driving the demand for new homes that provide style and comfort and yet are low-maintenance and energy-efficient.

Low-maintenance homes are appealing to homebuyers at all stages of life: singles, families, busy professionals, empty-nesters, and retirees. They are looking for home builders in the Dallas/Ft. Worth area like K. Hovnanian Homes and gated, master-planned golf course communities such as Craig Ranch. There are several low-maintenance new homes for sale in Craig Ranch including The Villas which are custom designed patio homes and The Residences at Grand Lodge. The Residences at Grand Lodge offer the maintenance-free luxury of a two-story, golf course condominium.

The low-maintenance new homes for sale in Craig Ranch are constructed with materials and technology that reduce the need for replacements and repairs. Energy-saving design and materials maximize utility savings without sacrificing comfort or style. Consumer Choice: New Homes are Shrinking

When it comes to housing, the years of “super-sizing” appear to have come to an end. According to the U.S. Census Bureau, the size of new single-family homes completed last year declined. After peaking in 2007 at an average of 2,521 square feet, the average size of single-family homes completed in 2009 was 2,438 square feet—almost 100 square feet smaller. New homes built in Craig Ranch are no exception. Craig's Ranch, a gated master planned community located in McKinney TX offers every size and style new home from single-family homes, townhomes, luxury condos and estate homes.

It appears that the economy is not the only factor driving this trend; consumers have decided that bigger is not necessarily better for a variety of reasons.

“We also saw a decline in the size of new homes when the economy lapsed into recession in the early 1980s,” said David Crowe, chief economist for the National Association of Home Builders. “The decline of the early 1980s turned out to be temporary, but this time the decline is related to phenomena such as an increased share of first-time home buyers, a desire to keep energy costs down, smaller amounts of equity in existing homes to roll into the next home, tighter credit standards and less focus on the investment component of buying a home. Many of these tendencies are likely to persist and continue affecting the new home market for an extended period.”

Families have discovered that while larger homes may offer greater privacy and room for “stuff,” along with that comes increased isolation. Smaller homes encourage more shared family time—and because smaller homes are easier to maintain, that family time is spent on enjoyable activities and interactions rather than chores.

Gayle Butler, editor-in-chief of Better Homes and Gardens, says that the trend is not so much downsizing as it is right-sizing, with people opting away from large homes with unused space to smaller homes that better fit their needs. When the magazine surveyed 733 potential new-home buyers, 32 percent said they expected their new home to be either somewhat smaller or much smaller than the one they already live in.

Builders in Craig Ranch are paying attention and are offering a choice of smaller homes that are efficient and designed for today’s lifestyles, with flexible spaces, natural light, and comfortable family gathering places.

New Urban Lifestyle in Craig Ranch, Master Planned Community McKinney TX

City or suburb? More and more people are saying they want the benefits of both—and they’re discovering that and more at Craig Ranch; a master planned community in McKinney just minutes from the Dallas metroplex.

New Urbanism recognizes walkable, human-scaled neighborhoods as the building blocks of sustainable communities and regions. The design of streets, buildings, and transportation choices allows for frequent and meaningful encounters between people, recreating a sense of community that faded during the decades when cities sprawled and suburbs flourished.

Craig Ranch takes New Urbanism a step beyond by casting essential elements into a community designed from the ground up outside an existing urban setting. This vision is playing out on a fresh slate amid the rolling hills of McKinney, Texas, just 30 minutes north of Dallas. The idea was to combine the essential elements of community, work-life balance, and healthy lifestyle opportunities, into a self-sustaining environment with a twist: The bold centerpiece of the TPC Craig Ranch private golf course. A second world-class venue, the renowned Cooper Fitness Center & Spa at Craig Ranch, is located adjacent to the golf course, offering health, fitness and spa services.

Just off Town Center, home sites to the north and offices to the south suggest a daily cross pattern as locals traverse to and from the employment district designed for today’s growth-oriented businesses. Craig Ranch, with AT&T, has installed an advanced communications infrastructure to ensure that the technology is readily available to meet the needs of Craig Ranch’s vision. A new private hospital is part of a booming medical district.

Housing choices include low-maintenance townhomes, condominiums, apartments, modest single-family and empty-nester homes and luxury homes built on half and full-acre lots in a gated community.

Recreational opportunities abound. The Ballfields at Craig Ranch host local, regional and national competitions ranging from select baseball and softball leagues and tournaments to the elite amateur play of the Texas Collegiate Baseball League. McKinney Soccer has 13 lighted, regulation-size soccer fields just to the east of The Ballfields at Craig Ranch. The Beach at Craig Ranch features premium sand volleyball courts—4 full-size beach soccer fields, or 12 beach tennis courts. The property also includes a portion of a six cities trail plan which offers a pedestrian-friendly environment.

Throughout the property, Texas-inspired art and sculpture dot the landscape, from dramatic cascading waterfalls to the various western bronze statues encountered along the pathways and greenbelts. A sense of place, a purpose for everything, Craig Ranch in McKinney TX is a master planned community for all time.

McKinney Ranked 5 in Money Magazine’s Top 100 Best Places to Live

Money Magazine’s 2010 List of America’s Best Small Cities ranks McKinney, Texas as number 5. It’s not surprising to the folks who live there and know about McKinney’s affordable homes, low crime rate, good jobs, and beautiful downtown—but the recognition is a source of pride.

Money’s research and analysis included financial issues (purchasing power and cost of living); housing; education (student performance and educational opportunities); quality of life (environmental issues, crime rates, worker commute times); leisure and culture (museums, entertainment, restaurants, bars, golf courses, etc.); weather; and population demographics.

McKinney's tree-filled communities are surrounded by ponds, parks, and hiking trails. Though growth over the past decade has been rapid, it has been planned with care so the beauty and charm of the area remain intact.

One of McKinney’s centerpieces is Craig Ranch, an award-winning 2,200-acre urban mixed-use, master-planned community that borders Frisco, Allen, and Plano, and is minutes from State Highway 121/Sam Rayburn Tollway. Craig Ranch is a classic example of “new urbanism”—the concept of a livable, sustainable community that blends residential, commercial, and resort-quality recreational amenities into a defined urban community.

Pedestrian-friendly narrow streets and wide walkways are reminiscent of an earlier American time when people relished the corner store and public squares that brought them together. In the unique community of Craig Ranch, all residential areas are connected to the Town Center, parks, amenities and retail establishments by an extensive trail system designed to reduce the use of automobiles. Those trails also connect to the regional Six-Cities Trail system, which is a network of biking and fitness trails. For those who prefer not to walk or bike, the vintage Craig Ranch Trolley Bus shuttles residents and guests around the community.

McKinney was also rated as one of the top ten best places to move by Forbes Magazine. If you are looking for a new home for sale in the Dallas metro area, we invite you to call or click to learn more about Craig Ranch.

WINNER: McKinney, TX

Top 100 rank: 5

Population: 125,000

Unemployment: 7.8%

Lots of towns near Dallas have low crime, affordable homes, and good jobs; McKinney is no exception. What makes it stand out is its gem of a downtown. Lovingly restored 19th-century buildings house restaurants, boutiques, and galleries; the 1875 courthouse contains a new performing-arts center.
McKinney's employment opportunities are robust, sparing many residents a rush-hour drive of up to an hour to Dallas. Defense contractor Raytheon has a 3,700-person division here, and a mix of businesses in financial services, medical technology, and eco-friendly manufacturing are moving in.
Though McKinney has grown like mad over the past decade, you'd never suspect it when driving through its tree-filled communities surrounded by ponds, parks, and hiking trails. --Vanessa Richardson

Craig Ranch Announces Traxxas As First Corporate Headquarters

Craig Ranch Announces Traxxas As First Corporate Headquarters
Company to Relocate up to 150 Employees to McKinney

(McKinney, TX) Craig Ranch announced today that Traxxas (traxxas.com), the leader in hobby-class radio controlled cars, trucks and boats, will relocate its corporate headquarters, research and development functions and distribution from Plano to McKinney, Texas. The announcement marks the first headquarter company to move to Craig Ranch following the unveiling of its $575 million employment district and partnership with KDC last month.
“Traxxas was first across the finish line to see that Craig Ranch has all the components companies are looking for in a headquarters: prime location, access to DFW Airport and quality of life amenities,” said David Craig, master developer of Craig Ranch. “There were a lot of moving parts to this deal and I applaud and thank the City of McKinney and the Economic Development Corporation for their help in bringing Traxxas to Craig Ranch.”
Plans call for Traxxas to build a $12-15 million, 160,000 to 200,000 square foot campus-style office complex on 12 acres at the northwest corner of Sam Rayburn SH121 Tollway and Stacy Road. A retail component is also planned as well as test facilities and race tracks with public access.
“We have spent the past three years looking for the right place to relocate the corporate headquarters of Traxxas,” said Michael S. Jenkins, owner and president of Traxxas. “We immediately saw the value of being part of the Craig Ranch master plan and the City of McKinney provides a lot of attraction in its diverse talent pool of people. We have been welcomed warmly by the City and are proud that they are able to appreciate the value of what our business and our sport will bring to the community.”
Jenkins added that the adjacency of the Traxxas campus to the athletic fields was valuable because families visiting the ball fields will also have the opportunity to drive radio controlled cars and trucks and compete on the race tracks.
Traxxas will initially move 100 employees in 2011, whose average salary is over $60,000. Jenkins says another 50 employees will be added by 2013. Craig Ranch gave $500,000 in infrastructure and incentives to Traxxas, the McKinney EDC gave $400,000 and the City of McKinney plans to grant tax abatements of approximately $280,000 for the project pending approval at the June 15 council meeting.
"We are excited that Traxxas has chosen McKinney for the expansion of its new corporate headquarters and facilities,” said McKinney Mayor Brian Loughmiller. “Traxxas also has an exemplary history of community involvement and support, and we look forward to Traxxas becoming an involved corporate citizen in our community.” KDC is the construction manager of the project. Construction should begin later this year and will be complete by the end of 2011.
Craig Ranch is located within 30 minutes of DFW Airport and six miles from Collin County Regional Airport. It sits along a nearly two-mile stretch of the 12-lane Sam Rayburn SH121 Tollway with three full on/off interchanges that connect directly to the site. Craig Ranch has unique amenities including the TPC Craig Ranch golf course and the Cooper Fitness Center. More information on the Employment District can be found at craigranchcommercial.com.

Homeowners express concern regarding lower priced homes in Craig Ranch

Homeowners angry about lower priced homes in Craig Ranch

Posted on June 4, 2010 at 7:20 PM
Updated Sunday, Jun 6 at 8:26 PM

McKINNEY — Nearly 100 new homes are about to pop up in McKinney’s Craig Ranch. You’d think that would be good news for the luxury community but some neighbors are not rolling out the welcome mat.
The homes in the area currently range from about $400,000 into the millions but the homes being built are substantially less.
Beazer Homes, one of the largest builders in the country, bought 93 lots in The Settlement neighborhood at Craig Ranch. The houses, described as "luxurious and high performance," will be among the lowest priced at the master planned development.
“Do you think I want a $200,000 home next to my house? Absolutely not," said Carol DeMott, a homeowner who lives in The Settlement.
Some homeowners, like DeMott, are concerned lower priced homes coming into the neighborhood will drive their property values down.
“Would you want to buy a million dollar home next to a home that's going to cost $200,000 to $300,000? I don't think so," said DeMott.
Michael Blackwood lives adjacent to the land where Beazer will build new homes. He calls it a good news-bad news situation.
He likes the possibility that all the vacant lots in the settlement may finally be filled but he has concerns. “I do see a possible negative happening because the lower priced values of the home will drive down prices a little bit," said Blackwood.
Craig Ranch executives want to ease homeowners' concerns.
“Every builder in there, it doesn't matter who it is, they're going to try to sell it for the most they can. So that product level is in the mid twos to threes. I think eventually it's going to be even higher," said Miles Prestemon, Craig Ranch chief operating officer.
Prestemon says builders must follow Craig Ranch architectural guidelines but that is not easing anyone’s concerns.

Craig Ranch Unveils Largest Employment District in North Texas in 15 Years Partners with KDC to Lead Corporate District Development

McKINNEY, TX-- Craig Ranch (craigranchtx.com) unveiled today a $575 million, 250-acre employment district, the largest to be announced in North Texas in 15 years. The development also announced a joint venture with KDC (kdc.com), one of America’s leading commercial real estate development and investment firms, to develop and market the corporate district component located off of SH121 between the North Texas Tollway and North Central Expressway in McKinney.

“We are positioning Craig Ranch to be the top choice for corporate relocations and company headquarters,” said David Craig, master developer of Craig Ranch. “With KDC as our partner, we are gearing up for the market to recover. We are in the best geographic location in North Texas and right in the heart of the growth corridor. This area will see phenomenal growth over the next 10 years and our site gives us prime access to an abundance of well-educated employees.”

Craig said KDC was the perfect fit because of their experience in developing corporate build-to-suit projects, having developed more than 110 facilities over the past decade. Craig Ranch presents an excellent opportunity for corporate users seeking flexibility in office space in a sought after McKinney location.

"We chose Craig Ranch because of its prime location, existing infrastructure and quality of life venues already in place," said Bill Guthrey, senior vice president of KDC. "Our extensive build-to-suit experience and solid relationships with Corporate America makes this an ideal partnership that combines a quality, master-planned environment with KDC's development and marketing experience.”

The employment district is made up of two components: a 160-acre corporate district with the potential to build two million square feet for multi-tenant office buildings and corporate headquarters; and the 90-acre medical district, of which 45% of the acreage has already been purchased by users.

“Because of the large parcels of land, we have a unique opportunity to be very flexible with companies on where they want to build,” said Miles Prestemon, Chief Operating Officer of Craig Ranch. “Whether they want a campus setting, a new-urban feel, a building along the Tollway or overlooking the golf course, we can accommodate all of those options.”

(McKinney, TX) Craig International and Mad Mag Development announced today the purchase of 24 acres in Craig Ranch (http://www.craigranchtx.com/) to develop a resort-style senior living project. Tuscarora at Craig Ranch will be the first full-service Continuing Care Retirement Community (CCRC) in Collin County that offers the full continuum of care for active seniors.

“We are proud to officially welcome Tuscarora to Craig Ranch,” said David Craig, Founder and developer of Craig Ranch. “We’ve been working to finalize this deal for two years. In an environment where projects are being scrutinized more than ever, it is a real testament to our team and Tuscarora that we made it over the finish line in this economy. Tuscarora is located on the north side of Collin McKinney Parkway just west of Stacy Road. It will primarily focus on independent living with a mix of apartments and villas. It also features an onsite healthcare facility, which will include assisted living, skilled nursing, rehabilitation and memory care units. The Community Commons will include a medical clinic and senior related retail including audiology, optometry and an on-site pharmacy. Pre-sales for the independent living apartments and villas will begin this summer with an estimated start of construction in 2012. Once completed, there will be 500+ residents at Tuscarora. Craig Ranch announced the appointment of Miles Prestemon as Chief Operating Officer in May of 2009. Prestemon oversees all development direction, implementation and managing of the residential and commercial components of Craig Ranch, a 2,200 acre mixed-use development in McKinney, Texas.
“Craig Ranch is realizing tremendous growth and needs an experienced executive to manage the day-to-day operations,” said David Craig, President and CEO of Craig International. “We need smart, strategic leadership, especially in tough economic times. Miles has a wealth of industry knowledge and I am confident he is the right person to take Craig Ranch to the next level.”
Prestemon was previously the Senior Vice President of Operations for Newland Communities where he oversaw the development of Stonebridge Ranch in McKinney, one of the most successful master-planned communities in the country.
“Craig Ranch is positioned in one of the best geographic locations in the entire U.S.,” said Prestemon. “I am extremely excited about this opportunity because David and our investors are committed to the growth and long-term vision of this development. People who live here, love it because of the superb quality of life and innovative community.”
One of Prestemon’s first orders of business was opening the Craig Ranch Information Center. The 7,500 square foot center provides potential homeowners and businesses with valuable resources on schools, daycares, shopping, churches, retail, hospitals and community amenities. The center offers tours of the development and showcases a master plan map table and general information on builders.
