Consumer Choice: New Homes are Shrinking
When it comes to housing, the years of “super-sizing” appear to have come to an end. According to the U.S. Census Bureau, the size of new single-family homes completed last year declined. After peaking in 2007 at an average of 2,521 square feet, the average size of single-family homes completed in 2009 was 2,438 square feet—almost 100 square feet smaller. “We also saw a decline in the size of new homes when the economy lapsed into recession in the early 1980s,” said David Crowe, chief economist for the National Association of Home Builders. “The decline of the early 1980s turned out to be temporary, but this time the decline is related to phenomena such as an increased share of first-time home buyers, a desire to keep energy costs down, smaller amounts of equity in existing homes to roll into the next home, tighter credit standards and less focus on the investment component of buying a home. Many of these tendencies are likely to persist and continue affecting the new home market for an extended period.”
Families have discovered that while larger homes may offer greater privacy and room for “stuff,” along with that comes increased isolation. Smaller homes encourage more shared family time—and because smaller homes are easier to maintain, that family time is spent on enjoyable activities and interactions rather than chores.
Gayle Butler, editor-in-chief of Better Homes and Gardens, says that the trend is not so much downsizing as it is right-sizing, with people opting away from large homes with unused space to smaller homes that better fit their needs. When the magazine surveyed 733 potential new-home buyers, 32 percent said they expected their new home to be either somewhat smaller or much smaller than the one they already live in.
Builders in Craig Ranch are paying attention and are offering a choice of smaller homes that are efficient and designed for today’s lifestyles, with flexible spaces, natural light, and comfortable family gathering places.

Company to Relocate up to 150 Employees to McKinney
(McKinney, TX) Craig Ranch announced today that Traxxas (traxxas.com), the leader in hobby-class radio controlled cars, trucks and boats, will relocate its corporate headquarters, research and development functions and distribution from Plano to McKinney, Texas. The announcement marks the first headquarter company to move to Craig Ranch following the unveiling of its $575 million employment district and partnership with KDC last month.

Plans call for Traxxas to build a $12-15 million, 160,000 to 200,000 square foot campus-style office complex on 12 acres at the northwest corner of Sam Rayburn SH121 Tollway and Stacy Road. A retail component is also planned as well as test facilities and race tracks with public access.
“We have spent the past three years looking for the right place to relocate the corporate headquarters of Traxxas,” said Michael S. Jenkins, owner and president of Traxxas. “We immediately saw the value of being part of the Craig Ranch master plan and the City of McKinney provides a lot of attraction in its diverse talent pool of people. We have been welcomed warmly by the City and are proud that they are able to appreciate the value of what our business and our sport will bring to the community.”
Jenkins added that the adjacency of the Traxxas campus to the athletic fields was valuable because families visiting the ball fields will also have the opportunity to drive radio controlled cars and trucks and compete on the race tracks.
Traxxas will initially move 100 employees in 2011, whose average salary is over $60,000. Jenkins says another 50 employees will be added by 2013. Craig Ranch gave $500,000 in infrastructure and incentives to Traxxas, the McKinney EDC gave $400,000 and the City of McKinney plans to grant tax abatements of approximately $280,000 for the project pending approval at the June 15 council meeting.
"We are excited that Traxxas has chosen McKinney for the expansion of its new corporate headquarters and facilities,” said McKinney Mayor Brian Loughmiller. “Traxxas also has an exemplary history of community involvement and support, and we look forward to Traxxas becoming an involved corporate citizen in our community.” KDC is the construction manager of the project. Construction should begin later this year and will be complete by the end of 2011.

McKINNEY — Nearly 100 new homes are about to pop up in McKinney’s Craig Ranch. You’d think that would be good news for the luxury community but some neighbors are not rolling out the welcome mat.
The homes in the area currently range from about $400,000 into the millions but the homes being built are substantially less.
Beazer Homes, one of the largest builders in the country, bought 93 lots in The Settlement neighborhood at Craig Ranch. The houses, described as "luxurious and high performance," will be among the lowest priced at the master planned development.
“Do you think I want a $200,000 home next to my house? Absolutely not," said Carol DeMott, a homeowner who lives in The Settlement.
Some homeowners, like DeMott, are concerned lower priced homes coming into the neighborhood will drive their property values down.
“Would you want to buy a million dollar home next to a home that's going to cost $200,000 to $300,000? I don't think so," said DeMott.
Michael Blackwood lives adjacent to the land where Beazer will build new homes. He calls it a good news-bad news situation.
He likes the possibility that all the vacant lots in the settlement may finally be filled but he has concerns. “I do see a possible negative happening because the lower priced values of the home will drive down prices a little bit," said Blackwood.
Craig Ranch executives want to ease homeowners' concerns.
“Every builder in there, it doesn't matter who it is, they're going to try to sell it for the most they can. So that product level is in the mid twos to threes. I think eventually it's going to be even higher," said Miles Prestemon, Craig Ranch chief operating officer.
Prestemon says builders must follow Craig Ranch architectural guidelines but that is not easing anyone’s concerns.

Mad Mag Development Buys 24 Acres in Craig Ranch Company to Develop Resort-Style Senior Living in McKinney
(McKinney, TX) Craig International and Mad Mag Development announced today the purchase of 24 acres in Craig Ranch (http://www.craigranchtx.com/) to develop a resort-style senior living project. Tuscarora at Craig Ranch will be the first full-service Continuing Care Retirement Community (CCRC) in Collin County that offers the full continuum of care for active seniors.
“We are proud to officially welcome Tuscarora to Craig Ranch,” said David Craig, Founder and developer of Craig Ranch. “We’ve been working to finalize this deal for two years. In an environment where projects are being scrutinized more than ever, it is a real testament to our team and Tuscarora that we made it over the finish line in this economy. I especially applaud the perseverance that Jeff Yates showed in making this deal come together.”
Tuscarora is located on the north side of Collin McKinney Parkway just west of Stacy Road. It will primarily focus on independent living with a mix of apartments and villas. It also features an onsite healthcare facility, which will include assisted living, skilled nursing, rehabilitation and memory care units. The Community Commons will include a medical clinic and senior related retail including audiology, optometry and an on-site pharmacy. It will also include a variety of dining venues, retail shops, a dry cleaners and a bank. In addition to an on-site wellness center, residents will also have access to the world-class golf and fitness amenities at Craig Ranch.
“When seniors see our concept, we want them to say, ‘we never dreamed we could live life like this,’” said Jeffery C. Mad Mag Development Buys 24 Acres in Craig Ranch Company to Develop Resort-Style Senior Living in McKinney
(McKinney, TX) Craig International and Mad Mag Development announced today the purchase of 24 acres in Craig Ranch (http://www.craigranchtx.com/) to develop a resort-style senior living project. Tuscarora at Craig Ranch will be the first full-service Continuing Care Retirement Community (CCRC) in Collin County that offers the full continuum of care for active seniors.
“We are proud to officially welcome Tuscarora to Craig Ranch,” said David Craig, Founder and developer of Craig Ranch. “We’ve been working to finalize this deal for two years. In an environment where projects are being scrutinized more than ever, it is a real testament to our team and Tuscarora that we made it over the finish line in this economy. Tuscarora is located on the north side of Collin McKinney Parkway just west of Stacy Road. It will primarily focus on independent living with a mix of apartments and villas. It also features an onsite healthcare facility, which will include assisted living, skilled nursing, rehabilitation and memory care units. The Community Commons will include a medical clinic and senior related retail including audiology, optometry and an on-site pharmacy. It will also include a variety of dining venues, retail shops, a dry cleaners and a bank. In addition to an on-site wellness center, residents will also have access to the world-class golf and fitness amenities at Craig Ranch.

Craig Ranch announced the appointment of Miles Prestemon as Chief Operating Officer in May of 2009. Prestemon oversees all development direction, implementation and managing of the residential and commercial components of Craig Ranch, a 2,200 acre mixed-use development in McKinney, Texas.
“Craig Ranch is realizing tremendous growth and needs an experienced executive to manage the day-to-day operations,” said David Craig, President and CEO of Craig International. “We need smart, strategic leadership, especially in tough economic times. Miles has a wealth of industry knowledge and I am confident he is the right person to take Craig Ranch to the next level.”
Prestemon was previously the Senior Vice President of Operations for Newland Communities where he oversaw the development of Stonebridge Ranch in McKinney, one of the most successful master-planned communities in the country.
